Buying

It is always recommended you engage a consulting surveyor to prepare an identification (Ident) report when you are purchasing any property.

Chase Burke & Harvey will measure the property to determine the locations of buildings on or adjacent to the property and any fences present. We will check for the existence of Easements (for drainage etc.), Covenants and Restrictions on land use. Chase Burke & Harvey pays special attention to any encroachments by or upon the land or upon any Easements. In the instance of a residence we will report with regard to the distance of walls or eaves and gutters from the boundaries of the land.

Flood Risk

Before buying or developing a property it is wise to check for flood risk. Unless the property is obviously in a high position it can be difficult for the inexperienced to determine whether or not a property is flood prone.

on likely flooding that can be expected and determine &/or mark minimum required floor heights when developing your land.

Building a Fence or Addition

You should protect your investment by making sure you are building on your own property and by recognizing the setback requirements of the local municipality’s zoning by-laws. A mis-located fence, driveway or carport can cause legal problems and extra construction costs. Before you build, let Chase Burke & Harvey determine your property boundaries and replace any missing survey marks.

Refinancing or Obtaining a Mortgage

A lending institution will often require an up-to-date identification survey to protect its investment before they will lend money. It wants to be sure that the land and buildings on which it is lending money are as described in the documents that accompany the transaction. It also wishes to know that if there is a default in the mortgage there will be no boundary or title related problems in re-selling the property.
